Background
Nobu Residences is a newly developed two-tower building with 657 units, a superintendent suite, retail components, and restaurant. The top five floors of one the towers will be a hotel. Adam Rapp has been a Property Manager for over 11 years and is currently Nobu Residences’ Senior Property Manager.
Challenges
Fee Collection
Residents would pay by cash and cheques for amounts as low as $6 for things like air filters, which increased administrative time having to go to the bank multiple times a week.
Violation Tracking
Large building size and a large resident population can lead to a high number of violations. It’s possible to lose track and minor violations can fall through the crack and become more problematic, compounded and more frequent when not addressed
Amenity Booking
Many residents were moving in simultaneously into the new buildings and constantly needed access to elevators.

Adam Rapp researched other property management companies and their software. He suggests you do your research too; and notes, you can choose something else but you need to take a good look at Condo Control because it's just so simple to use and it's a very powerful platform.
